Resumen

Després d’una etapa de descentralització poblacional i econòmica, la ciutat de Barcelona ha esdevingut un espai residencial especialment atractiu. La conjunció de diverses dinàmiques, algunes sense precedents, han augmentat de manera excepcional la pressió sobre el mercat de l’habitatge. Canvis en les estructures familiars, modificacions en les preferències residencials i processos de transformació urbana, sobretot l’especialització turística i la diversificació dels usos dels habitatges, han revaloritzat l’estoc residencial de la ciutat. Tots aquests elements han tingut una incidència espacial desigual. Determinats barris han concentrat de manera rellevant alguns dels factors. Aquest escenari ha comportat un seguit d’implicacions poblacionals. La present tesi s’apropa a dues d’aquestes conseqüències: la pèrdua de llars i la gentrificació. A través d’una metodologia quantitativa i utilitzant una perspectiva demogràfica i geogràfica, s’analitzen els canvis a escala inframunicipal. S’utilitzen dades de diferent naturalesa: per un costat, dades demogràfiques extretes de fonts censals i padronals, i per l’altre, dades geogràfiques i econòmiques de registres administratius (cadastre, llistat d’empreses, etc.) i de big data (Airbnb, Flickr, etc.) per descriure les característiques principals dels barris. Els capítols empírics analitzen diversos aspectes de la relació entre les característiques geogràfiques, residencials i poblacionals utilitzant Barcelona com a cas d’estudi. Els resultats mostren, en primer lloc, com les llars unipersonals han crescut de manera excepcional, si bé ha estat un creixement desigual a escala territorial i amb algunes singularitats en l’últim període. En segon lloc, hem ratificat la no neutralitat de l’activitat turística en matèria poblacional, especialment, pel que fa a la influència dels establiments per pernoctar en el nombre de llars i en la relació amb els processos de gentrificació. Finalment, hem vist com la presència d’Airbnb no és aleatòria i té un patró geogràfic i sociodemogràfic de penetració territorial semblant en diferents ciutats de l’Estat.


After a period of demographic and economic decentralization, the city of Barcelona has in recent years become an especially appealing residential space. The convergence of several dynamics, some of them unprecedented, has dramatically increased pressure on the housing market. Shifts in family structure and housing preferences, along with processes of urban transformation, such as tourist specialization and the diversification of uses of housing units, have increased the value of the city’s housing stock. All these phenomena have had an unequal spatial impact and are concentrated in some neighborhoods more than in others. This fact has a number of implications for the population, two of which are the focus of this study: gentrification and the loss of households. Using a quantitative methodology and a demographic and geographic perspective, this dissertation measures these changes at the inframunicipal scale. It uses two types of data: first, demographic data drawn from census and residential registration records; and second, geographic and economic data from administrative records (the land registry or cadastre, lists of businesses, etc.) and from big data sources (Airbnb, Flickr, etc.), in order to describe the features of key neighborhoods. The empirical chapters analyze various aspects of the relationship between geographic, residential, and demographic features, using Barcelona as a case study. The results show, first of all, that the number of single-person households has grown markedly, though this growth is unevenly distributed over the city and shows certain particularities in recent years. Second, the results clearly indicate that tourist activity is not neutral in its demographic impact: in particular, short-term accommodations have an impact on the number of households and on processes of gentrification. Finally, the results show that the presence of Airbnb is not random but rather follows a similar geographic and sociodemographic pattern of spatial penetration in several cities in Spain.
